Objective:
Develop a brown field site, formerly known as Gene's Esso into a 19,000 SF two-storey commercial office building. This included the complete renovation of an existing 3,800 SF building.

Execution:
CSL’s team took care with the foundation work to ensure the building was accurately placed, a condition that was confirmed when the client completed their as-built foundation survey in order to satisfy the lender’s requirements.

  • Undertake extensive renovations while the hotel remained fully operational
  • Ensure the safety of hotel guests and tradesmen in shared public corridors
  • Schedule access to many of the conferences, weddings, and rooms
  • Complete most of the construction within 10 weeks

Objective:
Repair and renovate the failed envelope (leaky windows, cladding, and roofing). Plan a phased sequence to efficiently strip the entire exterior wall structure including wind load studs, insulation, exterior EIFS, interior drywall, and all perimeter M&E including the through wall HVAC units and replace with new.
